From the first site measure to the drawing package your certifier and builder work from. Each stage builds on the last, and you approve one before the next begins.

## Concept Design

Think · about 3 weeks

We set the initial design direction from your brief, the site and the relevant planning requirements, then review and refine the concept with you before moving to Detailed Design.

### Included

-   Site measure, where required
-   Existing floor plans
-   Preliminary site plan
-   Proposed concept floor plans
-   Review of council planning controls, overlays and site constraints
-   One online concept design review meeting
-   One refinement of the preferred concept

## Detailed Design

Design · about 5 weeks

Once you approve the preferred concept, we develop it further: the form, layout, elevations, materials and key design elements needed to move toward working drawings.

### Included

-   Demolition plans, where required
-   Detailed floor plans, elevations and sections
-   Wet area interior elevations
-   Roof plan and area calculations
-   Window and door schedules
-   Preliminary materials and finishes
-   3D views and renders
-   One detailed design review meeting
-   Consultant coordination, where required

## Working Drawings

Design · about 5 weeks

With the Detailed Design approved, we prepare the technical drawing package for Building Approval. We can liaise with your certifier, consultants and builder where required.

### Included

-   Working drawings package ready for Building Approval (BA), including:
    
    -   Existing and demolition plans, where applicable
    -   Floor plans, site plan, elevations and sections
    -   Wet area interior elevations
    -   Roof plan and area calculations
    -   Window and door schedules
    -   3D views and renders
    -   Key dimensions, building information and relevant construction details
    
-   One working drawings review meeting

## Final Documentation

Build · about 2 weeks

We finalise the design documentation and issue the final drawing package, the set your builder works from.

### Included

-   Minor amendments and final plan revisions in response to Building Approval requests for information (RFIs)
-   Completion of the final drawing package

## Arranged separately.

These sit outside the design scope. We can liaise with the people you engage for them where required.

### Engineering and certification

-   Engineering design, structural calculations or certification
-   Form 15, Form 16 or other consultant certification
-   Private certification, approval, inspection and lodgement fees

### Planning and reports

-   Town planning advice or development applications
-   Surveying, title searches and boundary confirmation
-   Soil testing or site classification
-   Energy efficiency, bushfire, acoustic, flood and other specialist reports

### During construction

-   Construction supervision and site inspections
-   Project management and contract administration
-   Builder pricing, quantity surveying and trade quoting
-   Interior selections, detailed joinery and shop drawings

## How it works.

-   **One round of changes per stage.**
    
    Each design stage allows for one iteration. Further iterations or design options can be added if you need them.
    
-   **Drawings issued stage by stage.**
    
    The drawings and documentation for each stage are issued once that stage has been paid.
    
-   **Approval is not guaranteed.**
    
    We prepare the documentation for approval, but no designer can guarantee the decision of council, a private certifier or the QBCC.
    
-   **Your drawings, our design.**
    
    The drawings are prepared for your project only and remain the designer's intellectual property; they can't be reused elsewhere without written approval.
